    1. Commencement and Duration

    This agreement starts on: //________

    This is a rolling agreement with no fixed end date / a fixed-term agreement ending on //________ (delete as applicable).


    2. Rent

    6. What Is Not Included

    The Renter is responsible for providing and paying for:

    7. Product Storage

    The Renter may store products in their booth and in any allocated shared storage space.

    The Renter is responsible for:

    • Storing all products in accordance with manufacturer instructions
    • Keeping COSHH assessments for any hazardous products they use
    • Ensuring flammable products (e.g. acetone, alcohol-based cleaners) are stored safely in appropriate containers away from heat sources
    • Disposing of waste products in line with local regulations
    • Removing all products within ________ days of the agreement ending

    The Owner is not liable for any loss, damage or theft of the Renter's products or equipment.


    8. Ventilation and Extraction

    For treatments involving fumes, dust or vapours (e.g. acrylics, gel polish removal, spray tanning, waxing):

    • Use the extraction system during all treatments that produce fumes or dust
    • Report any faults with ventilation immediately to the Owner
    • Not block or obstruct any vents or extraction units
    • Not use products that require extraction if the system is not working

    The Owner will maintain and service the extraction system at their own cost. Service records will be available on request.


    9. Working Hours and Access

    The Renter may use the booth during the following hours:

    10. Notice Period

    Either party may end this agreement by giving ________ weeks' written notice (4 to 8 weeks is typical).

    Notice must be given in writing (email is acceptable).


    11. Termination

    This agreement may be terminated immediately by either party if:

    • The other party commits a serious breach of this agreement
    • The Renter's insurance lapses and is not renewed within 7 days of written notice
    • The Renter engages in conduct that brings the premises into disrepute
    • The premises become unavailable due to circumstances beyond the Owner's control

    On termination, the Renter must remove all personal belongings, products and equipment within ________ days.


    12. Insurance

    The Renter must hold and maintain at their own cost:

    • Public liability insurance (minimum £________ cover)
    • Treatment risk / professional indemnity insurance appropriate to the treatments they offer
    • Product liability insurance (if selling products)

    Proof of insurance must be provided before starting work and on each renewal.


    13. Client Ownership

    All clients introduced by the Renter are the Renter's own clients. The Owner has no claim over these clients.

    If this agreement ends, the Renter is free to take their own client list and contact their own clients.


    14. Data Protection

    The Renter is an independent data controller for personal data they collect about their own clients. The Renter is responsible for their own ICO registration (if required), privacy notice, and compliance with UK GDPR.


    15. Self-Employment Status

    This agreement is a licence to occupy space, not a contract of employment. The Renter is self-employed and responsible for their own tax, National Insurance and VAT (if applicable).

    The Renter is free to set their own prices, choose their own hours, accept or decline clients, work at other locations, and use their own products and methods.


    16. Deposit

    A deposit of £________ is / is not (delete as applicable) required.

    The deposit will be returned within ________ days of the agreement ending, less any deductions for unpaid rent, damage, or outstanding charges. Deductions will be itemised in writing.

    How to use this template

    This template is designed for beauty therapists, nail technicians, lash technicians, or similar practitioners renting a booth or treatment room within a salon or shared premises. It covers the beauty-specific details - ventilation, product storage, extraction - that a standard chair rental agreement does not.

    Before you sign:

    • Read every clause and delete or amend anything that does not apply.
    • Check that the ventilation and extraction arrangements meet the requirements for the treatments you offer. If you work with acrylics, dipping powders or spray tan solutions, proper extraction is a legal requirement under COSHH.
    • Make sure the arrangement genuinely reflects self-employment. If the owner controls your hours, prices or methods, this may be an employment relationship regardless of what the agreement says.
    • Both parties should keep a signed copy.
    • Check your insurance covers booth rental and all the treatments you plan to offer.
    • Register as self-employed with HMRC within 3 months of starting if you have not already done so.
    • If you are unsure about anything, speak to a solicitor or your professional body before signing.
    Different from chair rental. Check ventilation and extraction are specified. Both parties sign.
