1. Commencement and Duration
This agreement starts on: //________

2. Rent

4. What Is Not Included in the Rent
The Renter is responsible for providing and paying for:

5. Working Hours and Access
The Renter may use the chair during the following hours:

The Renter is not required to work set hours. The hours above represent the maximum availability of the premises.

6. Notice Period
Either party may end this agreement by giving ________ weeks' written notice (4 to 8 weeks is typical).
Notice must be given in writing (email is acceptable) to the other party.
7. Termination
This agreement may be terminated immediately by either party if:
- The other party commits a serious breach of this agreement
- The Renter's insurance lapses and is not renewed within 7 days of written notice
- The Renter engages in conduct that brings the salon into disrepute
- The premises become unavailable due to circumstances beyond the Owner's control
On termination, the Renter must remove all personal belongings within ________ days.
8. Insurance
The Renter must hold and maintain at their own cost:
- Public liability insurance (minimum £________ cover)
- Treatment risk / professional indemnity insurance appropriate to the treatments they offer
- Product liability insurance (if selling products)
The Renter must provide proof of valid insurance before starting work and whenever the Owner reasonably requests it. If insurance lapses, the Renter may not work from the premises until cover is reinstated.
The Owner maintains their own premises liability insurance. This does not cover the Renter's activities.
9. Client Ownership
All clients introduced by the Renter are the Renter's own clients. The Owner has no claim over these clients.
All clients introduced by the salon (walk-ins, salon marketing, salon social media) are the salon's clients. If such clients are served by the Renter, the arrangement for those bookings is: ______________________________
If this agreement ends, the Renter is free to take their own client list and contact their own clients, subject to any restrictive covenant in Section 12.
10. Data Protection
The Renter is an independent data controller for any personal data they collect about their own clients. The Renter is responsible for:
- Registering with the ICO (if required)
- Having their own privacy notice
- Keeping client records secure
- Complying with UK GDPR and the Data Protection Act 2018
The Owner is not responsible for the Renter's client data. The Renter must not store client data on the Owner's systems unless both parties have a written data processing agreement in place.
If the Renter uses the salon's booking system, both parties must agree in writing who is the data controller for that data.
11. Standards and Conduct
The Renter agrees to:
- Maintain a professional standard of work
- Keep their work area clean and tidy
- Follow the salon's health and safety policies
- Comply with all relevant laws and regulations
- Hold valid qualifications for all treatments offered
- Not bring the salon into disrepute
The Owner agrees to:
- Maintain the premises in a safe and clean condition
- Not unreasonably restrict the Renter's access
- Give reasonable notice of any changes affecting the Renter
- Treat the Renter with respect and professionalism
12. Restrictive Covenants
On termination of this agreement, the following restrictions apply / do not apply (delete as applicable):
The Renter agrees not to work within ________ miles of the salon for a period of ________ months after this agreement ends.
Important note: Restrictive covenants for self-employed chair renters are difficult to enforce. Courts will only uphold them if they are reasonable in scope, duration and geography, and if they protect a legitimate business interest. A covenant that is too broad will likely be unenforceable. Both parties should take independent legal advice if they wish to rely on this clause.
13. Dispute Resolution
If a dispute arises, both parties agree to:
- Discuss the matter informally and try to resolve it between themselves
- If that fails, seek mediation through an agreed independent mediator
- If mediation fails, either party may pursue the matter through the courts
14. Self-Employment Status
This agreement is a licence to occupy space, not a contract of employment. The Renter is self-employed and is responsible for their own tax, National Insurance, VAT (if applicable) and all other obligations of self-employment.
Nothing in this agreement creates an employment relationship, a partnership or a joint venture between the parties.
The Renter is free to:
- Set their own prices
- Choose their own hours (within the access times above)
- Accept or decline clients as they see fit
- Work at other locations
- Arrange their own holiday and time off
- Use their own products, tools and methods
The Owner will not:
- Deduct tax or National Insurance from the rent
- Require the Renter to wear a uniform (unless agreed separately)
- Dictate the Renter's working methods
- Provide holiday pay, sick pay or any employment benefits
15. Deposit
A deposit of £________ is / is not (delete as applicable) required.
The deposit will be returned within ________ days of the agreement ending, less any deductions for unpaid rent, damage to the premises or equipment, or outstanding charges.

16. Entire Agreement

How to use this template
This template is a starting point for a chair rental agreement between a salon owner and a self-employed hairdresser or barber. It is not legal advice.
Before you sign:
- Read every clause carefully and delete or amend anything that does not apply to your situation.
- Make sure the arrangement genuinely reflects self-employment. If the salon controls your hours, prices, methods or clients, you may actually be an employee or worker - regardless of what this agreement says. HMRC can reclassify you, and the salon could face penalties.
- Both parties should keep a signed copy.
- Check your insurance covers chair rental specifically - not all policies do.
- If you are the renter, register as self-employed with HMRC within 3 months of starting.
- If either party wants to include restrictive covenants, get independent legal advice. Overly broad restrictions on self-employed renters are rarely enforceable.
- Review this agreement at least once a year and update it if circumstances change.
- If you are unsure about anything, speak to a solicitor or your professional body before signing.
